How do I get a share certificate?

When you purchase a property in La Casa, you are issued a share certificate to entitle you to all the rights and responsibilities of living in a cooperative.

What are other fees or costs for living in La Casa?

TV/Internet – services by and payable by homeowner to Comcast/Xfinity or Frontier Communications. Residents may choose to arrange for satellite or over-the-air TV (antenna) as an alternative.

Real Estate Tax – Sarasota County taxes the property as Real Estate.

Water and Sewer – supplied by and payable by homeowner to North Port Utilities.  Reclaimed water from our lakes for watering lawns, etc. is supplied by La Casa at no charge.

Electric – supplied by and payable by homeowner to Florida Power and Light

Trash/Recycle – Trash and recycle pickup is collected by a contractor hired by Sarasota County. This is done weekly and the cost is included in your real estate taxes.

How much is the monthly HOA fee at La Casa, and when is it due?

The La Casa monthly HOA fee is established annually by the HOA Board of Directors. The current (2026) fee is $191/month. All fees are due the first day of each month and are past due on the fifth of the month. Past due fees are subject to a interest penalty fee established by FL 719.

Why should I buy a share in the La Casa community?

When you become a shareholder in La Casa:

• You can will or devise the property to heir

• You may qualify for a homestead exemption

• There will be no outside profit motivated investor owners to deal with

• You will receive the tax benefits by owning real estate

What do I actually own with a “share”?

Due to the structure of cooperative ownership, you own a pro-rata share of the entire community including common elements. In our 974 lot community, the participants own 1/974 share of the entire real estate in our community

What are my voting rights in the residential cooperative?

The owner of each membership certificate shall be entitled to one vote. If an owner owns more than one membership certificate, he/she shall be entitled to one vote for each certificate. Each membership certificate’s vote shall not be divisible. More detailed information can be found in Section 2.2, VOTING of the By-laws, Exhibit “4″ of the Prospectus.
