December is a month when we count our blessings. At La Casa Real Estate we are blessed to have a loyal crew of volunteers who take time from their day to help us show off our park to prospective residents.
If you’d like to join our group of volunteers, please stop by the officer and sign up. We are always in need of new people to help us out. Because everyone is so busy enjoying the La Casa lifestyle, it sometimes is hard to reach a volunteer when we need one in a hurry. This past year with so many sales and increased interest in our park, it has been especially busy and we have no reason to think it will be slowing down.
Florida real estate laws restrict what volunteers can and cannot do or say, so we will be having a training for all the volunteers, both new and experienced, to refresh everyone’s memory and help our new people learn the rules. Watch for announcements of the training date.

We have had a fantastic couple months of sales so far in 2012. Our volunteers have been busy showing homes and the park‘s amenities, and the office has been swamped at times with people wanting to see what La Casa has to offer. This is good news for those who are selling their homes and those who may have to sell in the future.
Did you know there is a special financing program set up in La Casa so that you can purchase the share your home is on at a very good rate of interest? In addition, you can finance it over 15 years. It might even work out to a lower monthly payment than your current lot rent is. La Casa does the financing instead of a mortgage company or a bank. On January 7 we conducted a training session for volunteers who will be showing our park and homes to prospective buyers. We were excited to see so many persons who love the park sign up to be a part of our volunteer group. Last year our volunteers were busy participating in all the great activities La Casa has to offer, and there was a shortage of names to call, especially during the week. Our real estate office cannot function without our great volunteers, so we have increased the number of available persons for 2012. The board would like to thank those who participated in our training session.
The Real Estate office now has a DVD of the park to show prospective buyers when they arrive. It is shown on the new flat screen TV in the reception area and has been sent by e-mail and mail to people who inquire about the park.
In addition to the DVD, there are some other things we are doing to help market our lifestyle and homes. If a buyer closes on a property by April 30, they will receive 6 months free cable. We have new flags in front that will call attention to our Open Houses. We will be redesigning the La Casa website this year to make it more user friendly.

It’s that time of year again when we get our real estate tax statements in the mail from Sarasota County. You may have noticed that the valuation of your home in La Casa has decreased in value compared to last year. Sarasota County revalues all property every year and it is based on the previous year’s sales of real estate in your area. If La Casa has 40 sales, they have 40 different properties to compare values on. Since the housing bust a few years ago, prices on homes have fallen, and not just in La Casa. While it is good news that your taxes might be lower, you also could have a lower value listed for your home. Some real estate professionals think that 2013 will show that homes will be climbing back up in value, and that will be reflected in the next statement from the County.
Remember that anyone can access the real estate tax records online within Sarasota County‘s website, including potential buyers of your home. If your home is for sale or if you are thinking about selling, this is just another reason to set the sale price reasonably close to what today’s market value is, plus any furniture.
Florida residents have a real estate tax advantage over out of state residents. For those savings, make sure you have your home listed as your homestead with the County.
If you currently do not own a share, remember that shares can be financed with the La Casa Homeowners Association at attractive rates. Ask about it at the office.
