Important Considerations When Purchasing Your Retirement Home

Congratulations, if you have finally reached retirement, and are looking for a new home in sunny Florida. There are certainly many places you can live, with a wide range of amenities available. But keep in mind, those amenities, and the location of many communities, can drive up both your purchase cost and the ongoing fees associated with Homeowners’ Associations.

Here are some things to consider when looking at retirement homes:

Are you planning to use the amenities they offer? Sure, having a choice of several pools might be nice, but there are a lot of ongoing costs to keep them up. If you don’t play a lot of golf, being attached to a golf club can get expensive. As you explore your new home options, look at what you might be paying for over time, because those costs will add to the effective price of your home.

Is the real estate market stable in your area of interest? We are not talking about national real estate trends, such as the market slump that occurred after 2006. But real estate values should be stable or improving in the area you are interested in, or you might be making a bad investment.

What does the economic market look like in the area? There are many sites that can show demographics for specific areas. One is city-data.com, and many real estate apps now available for computers and smart phones also have economic data available. It doesn’t hurt to check out the areas you wish to buy into.

What is the climate like? Many residents come to Florida and move into communities well north of the east-west I-4 corridor that connects Tampa and Orlando. Then they are amazed in the winter when the freeze sets in, a common occurrence north of I-4. You may have also heard of the sinkhole problems that occur regularly in that same area. Although freezing weather is possible in the southern Sarasota County area, it’s rare. So are sinkholes, due to a different geology in southern Florida versus further north.

I’ve heard of “resident-owned” communities? Why would they be an advantage? If you buy a home in a community owned or primarily managed by an outside owner or company, you can be at their mercy when it comes to ongoing maintenance fees. Even worse are possible assessments they deem necessary for unexpected repairs, or just bad management. A resident-owned community is exactly that — a community owned by the residents within, and managed by them. Their Home Owners Association (HOA) is residents, not outside parties, although in Florida they are still under the oversight of state government. Residents vote on major issues affecting their park, and they also choose their own Board from residents during scheduled elections.

What is La Casa? La Casa is a resident-owned manufactured home community. We have two main resident Boards, the HOA noted above, and an Activity Association Board that manages all the ongoing activities and clubs in the park, with oversight by the HOA Board. Residents are encouraged to be involved, to run for the Board positions that routinely open, and to help manage clubs and activities. It’s a system that has worked since La Casa’s inception, and it keeps our community strong. With our 974 homes, it also keeps our maintenance fees quite low compared to many communities in the area, while providing lawn mowing, common area maintenance, two recreation halls, community lighting, two pools, tennis courts, bocce and shuffleboard areas, and open areas for other activities. We even have two boat ramps for access to a canal connecting to the Myakka River.

Come to La Casa, and you may have just found the retirement community you have been looking for.

Meet Your Homeowner Association

The Homeowners Association of La Casa, Inc. (HOA) is the governing body that oversees the operation of La Casa. The HOA Board of Directors is composed of nine directors elected by the shareholders. Elections are held each February and terms of office are typically three years with one-third of the directors being elected each year. The directors elect their officers each year: President, Vice-president, Treasurer and Secretary. The Board of Directors meets twice each month and the meetings are open to all residents. On the second Wednesday of the month, the HOA has a meeting to set the agenda for the HOA Board of Directors meeting to be held on the third Wednesday.

Residents have opportunities to speak at HOA meetings. At the beginning of a meeting, a resident can address an issue on the agenda, or the resident can wait until the end of the meeting and bring up an issue of interest. Naturally, there are a few rules about when and for how long a resident can speak but rules just make meetings more professional and respectful. Residents do not vote at monthly meetings because these are meetings of the Board of Directors. At the Annual Meeting each February, shareholders are able to vote on agenda items.

La Casa has shareholder and non-shareholder residents. Shareholder governance is regulated by Florida Statutes (FL 719) and non-shareholder by FL 723. The Florida Administrative Code, Chapters 61B through 79, provides guidance on many topics for Homeowner Associations. Florida state law requires that members of the Board of Directors take a class each year to stay up-to-date on current law and best practices.

Residents also serve on committees which advise the HOA) on a variety of topics. For example, when the Recreation Hall needed a new kitchen, a committee was formed to survey the residents for their wishes/needs before the renovations were undertaken. Also, the Clubhouse was completely remodeled with guidance from a committee. Standing committees such as Finance, Contract Review and Firewise as well as adhoc committees (those formed for a specific purpose, then disbanded when their work is done) have a liaison from the HOA Board of Directors. That Board Member serves as a communication conduit from the committee to the HOA Board.

Since La Casa is a Resident Owned Park, the Board employs a Certified Association Manager (CAM) licensed Park Manager, an Accountant and an office assistant. Their office is located within the park and is accessible to all residents. The real estate salesperson is also located in that same office. A maintenance supervisor and several maintenance workers are also employed to perform the many tasks arising daily in a park with 974 homes situated on 228 acres. Maintaining the grounds, pools, tennis courts, bocce courts, recreation hall, club house, activity building and the other amenities in addition to the cost of utilities is a multi-million dollar venture each year. Through judicious management and budgeting, there is still an ample reserve fund for future expenses and for emergencies.

Meet the La Casa Activity Association

Now that you have found your perfect home in La Casa, you will want to join the La Casa Activity Association. We are your gateway to all kinds of entertainment, relaxation, special events, and fun things to provide residents with amenities that truly make La Casa an exciting place to call home.

The La Casa Activity Association came into being in 1995 and is entrusted by the La Casa Home Owners Association to promote community interest in social, recreational and community activities to all park residents. All La Casa residents may become members of the Association and shall be bound by the provisions set forth in the Articles of Incorporation and the by-laws of the association. Members must purchase an annual activity card to maintain ownership.

Your Activity Association Board is comprised of nine volunteers who work hard to provide you with a wide variety of activities; dances, help-related sources, dinners, special celebrations and just plain good old fun!

Shortly after you purchase a home in La Casa you will be contacted by a member of our Welcoming Committee who will visit your home to introduce you to our Park and inform you about all we have to offer for your enjoyment and pleasure. He/she will also give you a Welcoming Package to introduce you to La Casa and the many services that fall under the Activity Association guidance.

There are numerous events throughout the year which Association Members can attend, from our informative Wednesday morning coffee hours to our afternoon happy hours, holiday pot luck dinners and themed dinner dances, our annual Wine & Cheese Party and the La Casa Horse Races, not to mention Thursday night Bingo in the Rec Hall every week. We bring you at least three big All-Star Shows each season. The Activity Association sponsors the Voices of La Casa, our talented resident chorus; new members are encouraged to join in the fun and participate in the two annual concerts performed by the group.

In order to accommodate the growing number of full-time residents, the Activity Association Board plans parties and events throughout the summer. We usually have big Memorial Day, Fourth of July and Labor Day parties, dances during each of the summer months, and a pot luck dinner in June, July and August. Some past activities have included a patriotic golf cart parade, the La Casa Derby and La Casa 500, and movie nights in the Rec Hall. The Activity Association Board is always looking for suggestions from our residents for new and exciting entertainment and events.

We frequently have special events such as concerts by the North Port High School music department, local school plays and concerts, and entertainment by some of our own talented La Casa residents. We sponsored a well received Talent Show which showed off many of our residents’ musical, dance and comedic talents. Some events require advance sale tickets which are usually available before the Wednesday Coffee Hour and Thursday night Bingo.

There is something for everyone who lives in La Casa and we are proud to work hard to provide you with a diverse list of activities all year long. Frequently residents pitch in and help Activity Board members with setting up for events, cooking dinners and lunches, and cleaning up the buildings after parties.

We also work hand-in-hand with the many clubs and sporting groups in La Casa, such as the Tennis Club, Bocce Club, Golf Clubs, Bowling Leagues, Shuffleboard Teams, Grandmothers Club, Bird & Nature Club, Travel Club, Craft Clubs, Quilting Group, and the La Casa Veteran’s Club. Many of these clubs have their own dances, dinners and parties and also sell memberships and tickets before the Coffee Hours and Bingo.

The Activity Association also sponsors crafts, ceramics, cards, games, billiards, many self-help groups, our blood drives, exercise groups, bowling, and stained or fused glass classes. The La Casa Activity Association also boasts a wonderful library located in the Club House, publishes the monthly La Casa News, and maintains the informational bulletin boards in the Rec Hall and the Club House.

Each Wednesday at 9:15 AM in the Rec Hall is our weekly Coffee Hour featuring free coffee and doughnuts, plus informational talks from a wide variety of speakers. We have had speakers such as medical advisors, financial advisors, repair companies, roofing companies, assisted living communities, non-profit speakers from the Sheriff’s Department, crime prevention, identity theft, etc. Residents are encouraged to provide the Coffee Hour moderator with suggestions of speakers based on services they would recommend to the entire Park.

Thursday is the traditional La Casa Bingo, open to all Activity Association members. Bingo starts promptly at 7:00 p.m. in the Rec Hall and is very economical for an entire evening of fun. You may even win!
